PROPERTY LOCATION & DESCRIPTION: These 3 productive dry land farm tracts are located generally 22+/- miles northwest of Pomeroy, WA in portions of Sections 21, 28, 29, 32, 33 Township 14 N, Range 41 EWM of Garfield County, WA. The property is adjacent to, both north and south of Ping Gulch Road 5+/- miles east of Lower Deadman Road and 8+/- miles southeast of Central Ferry and State Highway 127. The Conversation District lists the 25-year average rainfall at approximately 15 inches (pomeroycd.com). Electricity is provided by Inland Power.

TRACT 1

Tract 1 is listed at the FSA office as 1320 acres of land: approximately 825 acres of crop land and the balance in pasture. All of the land on the south side of Ping Gulch Road is fenced for cattle grazing. A 40x40 shop and attached 40x40 machine shed built in 1986 is included with this tract. Please note the maps included in the Property Information Packets for the easements that cross this property and cross Tract 3 that serve this tract.

TRACT 2
Tract 2 is north of Ping Gulch Road and contiguous to the north property boundary of Tract 1. Access to Tract 2 is via an easement that begins at Ping Gulch Road crossing other property (see surveyor map in Property Information Package). There are several older buildings of no appreciable value located on this tract.

TRACT 3
Tract 3 is approximately 50 acres of fenced bottom land and pasture located on the south side of Ping Gulch Road. The address is 730 Ping Gulch Road. The 2006 assessed value for all improvements on this parcel is $58,850. They include a100 year old 2-story home that was once a significant country home.
